Sun Communities lifts same-property NOI outlook and narrows 2026 Core FFO guide to $6.97-$7.05 a share

Core FFO of $2.35 a share, up 3.07% year over year, topped the $2.23 to $2.33 a share July range, but the full-year midpoint slipped a penny to $7.01 against a July guide predating the UK sale and buybacks; RV NOI guide cut to 0.0%-0.8%.

Sun Communities, Inc. reported third-quarter 2026 Core FFO of $294.9 million, or $2.35 a share, finishing above the $2.23 to $2.33 a share range it set in July, and narrowed its full-year Core FFO guidance to $6.97 to $7.05 a share from $6.94 to $7.10. The manufactured-housing REIT closed the roughly $1.05 billion sale of its UK business in September and spent $293.3 million repurchasing stock during the quarter.

Manufactured housing carries the quarter as RV NOI slips

Core FFO for the quarter was $294.9 million, or $2.35 a share, against $294.4 million, or $2.28, a year earlier, a 3.07% increase in the per-share measure, though Core FFO dollars were up only 0.2%, so the per-share gain owes more to a smaller share count after the buybacks than to earnings growth. Net income attributable to continuing operations was $137.1 million, or $1.07 a diluted share, against a $53.1 million loss a year earlier, when a $165.9 million impairment charge weighed on the period; impairments this quarter were $17.2 million.

Same-property net operating income rose 3.6% to $295.7 million from a year earlier, and the split explains the quarter. Manufactured housing same-property NOI climbed 6.9% to $183.9 million year over year on a 5.8% increase in revenue, while recreational vehicle NOI fell 1.3% to $111.8 million as a 3.2% rise in RV expenses outran a 0.5% revenue gain, with transient revenue down 1.1%. Total revenues were $558.2 million against $555.9 million a year earlier, a 0.4% increase. Occupancy of MH and annual RV sites was 98.2%, down from 98.4%, and same-property adjusted blended occupancy declined 50 basis points to 98.8%.

The drags are visible in the same tables. Home sales revenue fell to $31.8 million from $37.8 million on 349 units sold versus 404, and home-sales NOI dropped to $3.8 million from $7.0 million. Ancillary net operating income also weakened, with ancillary revenue down 5.9% to $38.2 million against a 1.8% rise in ancillary costs, and the guide for ancillary NOI was trimmed to $23.5 million from $24.5 million in July. Brokerage guidance was cut too, to $43.0 million from $45.5 million, even though third-quarter brokerage commissions and other, net rose 21.2% to $4.0 million from $3.3 million.

Guidance narrows to a $7.01 Core FFO midpoint

The full-year Core FFO range is now $6.97 to $7.05 a share, a midpoint of $7.01 a share, against $6.94 to $7.10 in July, a midpoint of $7.02 a share, though that July range predated the completed UK sale and the third-quarter buybacks, so the range and midpoint comparison is not like-for-like. The span narrowed while the middle of the range slipped by a cent. The biggest line that moved in the consolidated guide is the discontinued-operations contribution, $76.1 million for 2026 against $86.2 million in July. Same-property guidance moved the other way: North America NOI growth of 4.9% to 5.3%, a 5.1% midpoint, from 4.5% to 5.3% and a 4.9% midpoint. Within that, MH is guided to 6.9% to 7.2% and RV was cut to 0.0% to 0.8%.

Fourth-quarter Core FFO is guided to $1.38 to $1.46 a share, with North America same-property NOI growth of 4.0% to 5.9%. The bridge between those two lines is in the guidance table: the company guides to full-year diluted EPS of $(6.65) to $(6.57) a share, then adds back $4.27 a share of continuing-operations adjustments, including $3.86 a share of depreciation and amortization and $0.28 of impairments, plus $9.35 a share of adjustments from discontinued operations, $13.62 a share in total, to reach Core FFO of $6.97 to $7.05. Interest expense supports the FFO base rather than explaining the gap: the forecast is $149.0 million for 2026 against $210.7 million in 2025, and guidance assumes diluted shares of 125.8 million for the year.

Buybacks and a lighter balance sheet absorb the UK proceeds

The Park Holidays sale closed September 22 for £772.3 million, or about $1.05 billion, with net proceeds to the company of roughly $1.03 billion. Total debt stood at $3.78 billion on September 30, down from $4.26 billion at December 31, 2025, at a 3.3% weighted average rate and 3.2 times net debt to trailing twelve-month Recurring EBITDAre, from 3.4 times at year-end.

Buybacks and debt repayment took most of the cash. Sun repurchased about 2.4 million shares in the quarter at an average $119.24 for $293.3 million, then bought roughly 700,000 more at $113.24 for $79.8 million through October 23, $373.1 million in all and more than a third of the $1.03 billion of net proceeds. It also repaid $266.6 million of mortgage term loans, releasing 17 properties from encumbrance, sold three Florida RV properties in September for $127.0 million in cash — a portfolio the release says was hit by Hurricane Ian in 2022 — and after quarter-end acquired two Pacific Northwest MH properties for $79.5 million, $28.3 million of it in Series M preferred operating partnership units.

A 2027 rent plan above 2026's pace, and what the filing leaves open

Sun set preliminary 2027 rental increases averaging 5.4% for MH and 4.4% for annual RV. Those compare with a 5.2% and 3.9% increase in average monthly base rent per site for the twelve months to September 30, roughly consistent with Chief Executive Charles Young's statement that "2027 expected rental rate increases coming in above 2026 levels". "We delivered another strong quarter of continued progress, with results exceeding our expectations, led by continued strength in manufactured housing," Young said in the release.

What the document does not settle matters too. The nine-month loss attributable to common shareholders was $880.7 million, or $7.14 a share, driven by a $1.13 billion write-down on classifying the UK business as held for sale, so the GAAP line and the Core FFO line tell different stories. No 2027 Core FFO range is offered, no consensus figures appear anywhere in the package, and the only dated next step is the conference call on October 27 at 11:00 a.m. ET, with the fourth-quarter report to follow.
