Tata Consultancy Services subsidiary HyperVault has secured 264 acres in Hyderabad for an AI data center campus with planned capacity of up to one gigawatt. HyperVault and its partners are expected to invest up to Rs 70,000 crore to build and manage the infrastructure, putting a substantial physical footprint behind the listed IT major’s AI ambitions.

The land acquisition moves TCS’ AI infrastructure ambitions toward a specific campus: 264 acres in Hyderabad, with capacity planned at up to one gigawatt. In a September 5 announcement, subsidiary HyperVault AI Data Center Limited said it and its partners are expected to invest up to Rs 70,000 crore to build and manage the infrastructure.

For investors in TCS, the significance extends beyond another AI services announcement. A campus of this scale brings long-lived physical infrastructure into the company’s strategy, alongside its cloud, engineering and enterprise transformation capabilities. The investment ceiling covers HyperVault and its partners; it should not be read as an immediate Rs 70,000 crore spending commitment by TCS alone.

Capacity will follow demand

HyperVault plans to develop the campus in phases, aligned with customer demand and technology requirements. The announcement provides no inauguration date or detailed capital expenditure schedule. The up-to-one-gigawatt figure describes planned campus capacity, rather than capacity already operating.

The facilities are intended for frontier AI companies and hyperscalers, supporting high-density GPU deployments for AI training, inference and advanced computing. Liquid-cooled compute infrastructure is central to the design. HyperVault chief executive and managing director Deepesh Kiran Nanda said the company is building for higher density, liquid cooling, larger power blocks and faster deployment. The release does not identify customer contracts.

Infrastructure joins TCS’ AI offering

TCS chief executive and managing director K Krithivasan linked HyperVault to the company’s Infrastructure-to-Intelligence strategy, which combines AI-ready infrastructure with cloud, engineering, enterprise transformation and AI capabilities. He pointed to Hyderabad’s scale, talent and ecosystem.

HyperVault is backed by the wider Tata ecosystem, with TPG as a strategic partner. Its broader company description sets out phased development toward capacity in excess of one gigawatt. That broader ambition is distinct from the Hyderabad campus’s stated capacity of up to one gigawatt.

Environmental design and regional employment

The campus will incorporate green energy and water-neutral design principles as it is built out. These are stated design intentions, rather than evidence of an operating campus’s environmental performance. HyperVault also said the project would generate several thousand direct and indirect jobs in the region, without providing a more precise headcount.

The investment ceiling and phased development make customer demand central to how the plan translates into operating capacity. The announcement establishes the land footprint and intended scale; it does not specify when the full campus will be delivered.

What this announcement does not settle

Customer contracts, inauguration timing, TCS share of the Rs 70,000 crore ceiling, and operating capacity dates are not specified in the primary release.
