GHILatest quote

Greystone Housing Impact Investors LP will host its third-quarter 2026 earnings call on Tuesday, November 10, at 9:00 a.m. Eastern, according to a press release the partnership filed with the Securities and Exchange Commission on October 22. The notice contains no quarterly results. The last reported baseline is the second quarter, when the partnership recorded a net loss of $1.52 million and cash available for distribution of $0.10 per BUC.

A scheduling notice rather than a results release

The exhibit accompanying the October 22 filing is a call announcement: dial-in instructions, a webcast link, a paragraph describing the partnership and a safe-harbor statement. It gives no revenue, earnings, distribution or portfolio figure, and it does not say when the third-quarter report itself will be filed. That distinction matters for anyone scanning a headline, because this is a calendar item, and every financial figure below comes from the August 10 second-quarter release, which remains the last reported baseline.

A credit reversal carried the second-quarter swing

Greystone's second-quarter net loss was $1.52 million, or $0.11 per BUC, against $8,255,080, or $0.40 per BUC, a year earlier, or 81.55% smaller. Most of that improvement came from loss provisioning rather than from operations. The quarter recorded a $372,582 benefit in provision for credit losses, reversing allowances booked earlier, while the year-ago quarter carried a $9,052,734 charge that the release describes as asset-specific provisions for affordable multifamily investments. Revenue moved the other way: total revenues were $21,186,180 against $22,804,370, 7.1% lower, as investment income fell to $14,711,034 from $20,038,047. Interest expense was almost unchanged at $13,387,124.

A payout running above its own non-GAAP cash measure

The declared distribution for the second quarter was $0.14 per BUC, paid July 31, while cash available for distribution, or CAD, a non-GAAP measure the partnership reconciles to GAAP net income, was $0.10 per BUC, on $2.43 million of CAD and 23,266,619 weighted average BUCs. Measured from the partnership's own dollar totals, the declared rate sat about a third above that cash measure. A year earlier the partnership declared $0.30 per BUC against $0.23 per BUC of CAD, so both the distribution and the cash measure have fallen hard. Management ties the outlook to asset sales: the partnership is selling down market-rate joint venture equity and moving proceeds into tax-exempt mortgage revenue bonds. Kenneth C. Rogozinski, the chief executive, said the partnership is “working with third-party brokers and property management firms to plan potential exit timelines based on current property level leasing activity and operating results.”

What the November 10 call has to settle

The call is set for 9:00 a.m. Eastern on November 10, with dial-in and listen-only webcast access and a recorded replay to be posted on the partnership's investor relations site. Three items are unresolved in the documents captured for this report. No filing date for the third-quarter report has been given. No timetable accompanies the exit pipeline; the second-quarter release counts eight market-rate joint venture properties that have completed construction, one seniors property that has completed construction and one seniors property that has commenced construction, plus two in planning. On the payout, management says it will keep weighing how the strategy shift affects earnings expectations and future unitholder distributions, but the release sets no distribution level or coverage commitment for the third quarter. The portfolio backdrop at June 30 was $927.5 million of mortgage revenue bond and governmental issuer loan investments inside $1.39 billion of total assets.
