Five Point Holdings reported a $4.4 million third-quarter net loss, cut its full-year 2026 guidance to approximately $20 million in consolidated net income from roughly $100 million, and said it will likely defer land sales it had expected to close this year rather than sell into a weaker market.

A $14.6 million quarter carried by management fees

Revenue of $14.6 million rose 8.4% from a year earlier, but none of it came from land: the quarter's revenue was management services to related parties of $13.93 million and operating properties of $683,000. Over nine months, revenue was $42.1 million against $34.12 million, an increase of 23.4%, with management-services revenue of $41.63 million versus $32.34 million. The Great Park Venture's $159.3 million sale of 17.7 acres of commercial land in the second quarter never reached that consolidated revenue line because the venture is accounted for under the equity method.

The loss sits at the Great Park Venture

Equity in loss from unconsolidated entities was $2.18 million, against $70.14 million of equity earnings in the third quarter of 2025. The Great Park Venture lost $7.1 million in the quarter, and Five Point's 37.5% share of that loss was $2.7 million. The venture still distributed $84.9 million to percentage-interest holders, of which Five Point received $31.8 million; distributions and incentive compensation payments to the company totaled $40.4 million. The consolidated net loss included $1.8 million attributable to noncontrolling interests, leaving $2.6 million attributable to Five Point, a loss of $0.04 per Class A share on a diluted basis. Selling, general and administrative expense fell 12.3% from a year earlier to $12.5 million.

Guidance for 2026 falls to about $20 million

“Given the current housing market environment, we will likely elect to defer certain land sales previously anticipated to close in 2026 rather than transact in a less favorable market.” Chief Executive Dan Hedigan said that in the release. “Accordingly, we are revising our full-year 2026 guidance to approximately $20 million in consolidated net income.” Three months earlier the company had said: “At this time, we are not updating or altering our prior guidance of approximately $100 million in consolidated net income for 2026.” The new target is 80% below the old one and below the $20.57 million of consolidated net income the first nine months already produced, so it leaves essentially no room for fourth-quarter profit at the guided level.

Cash of $358.7 million covers the delay

Cash and cash equivalents were $358.7 million at September 30, down 15.7% from $425.55 million at December 31, 2025. Total liquidity of $576.2 million combined that cash with $217.5 million of undrawn borrowing availability on an unsecured revolving credit facility, against $565.9 million at June 30, 2026. Debt to total capitalization was 16.2%, and net debt to total capitalization, which the release defines as a non-GAAP measure, was 3.8%. The quarter also brought a renewed development management agreement at the Great Park through December 31, 2028, entitlement approvals at Valencia for Homestead South, and a groundbreaking at Candlestick.

Builder sales and the next dated catalyst

Great Park builders sold 54 homes in the quarter and Valencia builders sold 92, against 56 and 78 in the second quarter. The release does not put a dollar figure on the sales it now expects to push out, name the affected parcels, or offer revenue guidance, so the size of the deferral cannot be measured from the filing. The dated next step is the conference call at 5:00 p.m. Eastern on October 22, with a telephone replay through 11:59 p.m. Eastern on November 1. The July release had said the company expected its remaining land sales activity to occur “during the fourth quarter, subject to market conditions.”
