ELS lifts normalized FFO 4.6% and holds its 2026 guidance midpoint at $3.18 a share
Normalized FFO of $0.79 a share matched the midpoint of the prior per-share range of $0.76 to $0.82, while a $12.1 million deferred tax valuation allowance cut net income per share to $0.45 from $0.50.

Equity LifeStyle Properties third-quarter 2026 earnings release, filed as Exhibit 99.1 to a Form 8-K dated October 21, 2026 with the U.S. Securities and Exchange Commission, including the accompanying supplemental financial information.
Third-quarter 2026 results for the period ended September 30, 2026, taken from the company's earnings release dated October 20, 2026 and the related Form 8-K filed October 21, 2026.
Equity LifeStyle Properties reported third-quarter 2026 total revenues of $409.9 million, up from $393.3 million a year earlier, and normalized funds from operations of $0.79 per common share and OP unit, a 4.6% increase that matched the midpoint of management's per-share range of $0.76 to $0.82. Net income per share fell to $0.45 from $0.50 a year earlier after a $12.1 million deferred tax valuation allowance.
A tax allowance splits reported earnings from the operating measure
Net income available for common stockholders was $86.4 million for the quarter, against $97.1 million a year earlier, and consolidated net income fell to $89.3 million from $100.4 million. Almost all of that gap is tax. ELS recorded $12.1 million of income tax expense in the quarter, versus a $500,000 benefit a year earlier, and the release attributes the swing to a deferred tax valuation allowance booked in the period.
That allowance does not touch the operating measure, and the release sets out the bridge. FFO available for common stock and OP unit holders came to $144.7 million, or $0.72 a share, against $154.1 million and $0.77. Normalized FFO, which adds back the $12.1 million allowance plus $400,000 of non-operating legal expenses and $200,000 of catastrophic-weather insurance proceeds, rose to $157.4 million, or $0.79 a share, from $150.5 million and $0.75. Funds available for distribution reached $134.4 million from $124.2 million after deducting non-revenue producing improvements to real estate. The quarterly dividend was $0.5425 a share, against $0.5150.
Rent increases outrun a thinner occupancy rate
Core property operating revenues rose 4.4% from a year earlier and core property operating expenses, excluding property management, rose 1.3%, so core income from property operations excluding property management increased 6.7%. Manufactured housing supplied most of the margin: core MH base rental income rose 5.7% from a year earlier, average monthly base rent per site climbed to $963 from $912 a year earlier, and occupied MH sites rose by 99 to 68,810. Average occupancy still slipped to 93.8% from 94.3%, so the rent roll rather than the occupancy rate carried the growth.
Home sales moved the other way. New and used home sales totaled 244 units, with 97 new homes against 119 a year earlier and 148 used homes against 129. Core RV and marina base rental income rose 2.1% from a year earlier. Inside that total the mix weakened: annual base rent rose 5.3% from a year earlier, seasonal fell 4.4% and transient fell 5.8%. Annual membership subscriptions rose 8.4%.
Guidance holds at $3.18 a share while the RV assumption narrows
Full-year 2026 normalized FFO guidance is $3.15 to $3.21 a share, a midpoint of $3.18 that is unchanged from the outlook issued July 22, 2026. Fourth-quarter normalized FFO is guided to $0.78 to $0.84 and fourth-quarter net income to $0.50 to $0.56 a share.
The components did move. The full-year growth midpoint for core RV and marina base rental income was cut to 1.2% from 1.6%, while MH base rental income held at 5.7%, property operating revenue growth eased to 4.3% from 4.4% and expense growth to 1.9% from 2.1%. Core income from property operations, excluding property management, stayed at 6.0%.
Management also published preliminary 2027 assumptions: roughly 5.1% core MH base rent income growth and roughly 4.7% core RV annual rent income growth. Rent increase notices covering about 50% of MH residents are due to go out by the end of October, and RV annual rates are already set for more than 95% of annual sites. Those assumptions exclude contribution from incremental sites that may be occupied in 2027.
Leverage, the dividend and the October 21 call
Total debt stood at $3.33 billion at September 30, and total debt to total market capitalization rose to 22.2% from 21.4%, because market capitalization fell to $15.02 billion from $15.46 billion even as borrowings increased. Interest coverage slipped to 5.7 times from 5.8. The portfolio was 453 properties in 35 states and British Columbia, with 173,623 sites.
The Form 8-K filed October 21, 2026 carries the release as Exhibit 99.1 under Item 2.02. The release itself carries no executive commentary, no analyst consensus and no share-price reaction. The call scheduled for 11:00 a.m. Eastern today is therefore where management can explain how much of the $12.1 million allowance is likely to recur and whether the 4.4% decline in seasonal RV revenue reflects demand or pricing on short-term sites.
