Cohen & Steers reported $1.6 billion of third-quarter net inflows, its strongest quarter since the fourth quarter of 2021, but $5.1 billion of market depreciation pulled assets under management down to $95.9 billion at September 30 from $100.1 billion at June 30. GAAP revenue rose 11.08% from a year earlier to $157.4 million, GAAP diluted earnings were $0.81 a share and adjusted diluted earnings were $0.89.

Net inflows of $1.6 billion meet $5.1 billion of market depreciation

Cohen & Steers closed September with $95.9 billion of assets under management, 4.2% below the $100.1 billion it managed at June 30 and 5.55% above the $90.9 billion a year earlier. The decline was a market story rather than a client story. Net inflows of $1.6 billion — $1.55 billion in the AUM tables, which state amounts in millions — were more than offset by $5.1 billion of market depreciation and $632 million of distributions.

Wealth clients supplied the bulk of the new money: $1.3 billion across mutual funds, ETFs, SICAVs and other wealth vehicles, with $204 million into closed-end funds. Institutional assets ended September at $36.21 billion, and ETFs, the smallest vehicle, held $1.31 billion at quarter end against $199 million a year earlier. Average assets of $101.1 billion were 12.67% above the prior-year quarter and 2.1% higher than the second quarter, and the release attributes the revenue increase to that higher average AUM.

Fund costs and a seed-investment swing pull GAAP profit below the second quarter

Revenue of $157.4 million, or $157.43 million in the statement of operations, rose 11.08% from a year earlier and 3.08% from the second quarter. GAAP operating margin narrowed to 32.4% from 34.5% as total operating expenses rose 14.6% year over year and 6.4% sequentially. The release attributes the sequential increase primarily to distribution and service fees associated with the Cohen & Steers Quality Income Realty Fund, Inc. rights offering, and the year-over-year increase primarily to higher employee compensation and benefits on higher revenue and assets under management, naming those rights-offering fees as a secondary factor.

Net income attributable to common stockholders was $42.2 million for the quarter, up 1.28% from a year earlier. It was 14.39% below the second quarter's $49.3 million. The sequential gap sits below the operating line: a $14.19 million net gain from investments in the second quarter turned into a $1.32 million net loss in the third, so total non-operating income fell to $4.93 million from $19.24 million.

The company adds several items back to reach its adjusted measures, chiefly $5.11 million of fund launch and rights offering costs. On that basis adjusted net income rose 11.36% from a year earlier and 5.66% from the second quarter to $46.5 million, and adjusted diluted earnings were $0.89 a share against $0.81 on a GAAP basis. Adjusted operating margin was 37.2%, against 36.1% a year earlier and 36.3% in the second quarter, and the fee rate excluding performance fees slipped to 58.3 basis points from 59.1 basis points. The effective tax rate was 26.4% on a GAAP basis and 25.6% adjusted.

Real assets demand and a wider distribution platform

Joseph M. Harvey, the chief executive, tied the quarter to the firm's product build-out. “Our third-quarter results provide further evidence that our growth strategy is gaining traction.” He also said that “Demand for real assets is broadening as investors increasingly recognize their role in diversified portfolios.” The release describes the $1.6 billion of net inflows as the firm's fifth consecutive quarter of organic growth, with contributions across a broad range of strategies, vehicles and client channels.

The release also lists the Cohen & Steers Real Assets Active ETF, launched in August, as the seventh fund in its active ETF lineup, and a shopping-center purchase that took Cohen & Steers Income Opportunities REIT to twelve properties. International distribution produced first-time fundings from clients in Singapore and the Philippines and a SICAV onboarding in partnership with a major multinational bank in Asia.

For the nine months to September 30, revenue was $455.8 million against $412.31 million a year earlier, and GAAP diluted earnings were $2.58 a share against $2.30. Cash, U.S. Treasurys and liquid seed investments stood at $387.8 million on September 30 against $354.3 million on June 30, and the $0.67 quarterly dividend declared in the period was paid on August 20.

What the October 16 call still has to answer

The release carries no outlook: Cohen & Steers published no fourth-quarter or full-year guidance with these results, and no consensus estimate was part of the evidence used here, so no beat or miss is asserted. Management will take questions on a conference call on Friday, October 16, 2026 at 10:00 a.m. ET, hosted by Chief Executive Officer Joseph Harvey, Chief Financial Officer Amit Muni and President and Chief Investment Officer Jon Cheigh. The strategy tables also note that investment strategies were reclassified this quarter with prior periods recast, though the firm says the change had no impact on total assets under management previously reported.
